Priced to the comparables
What the recent sales in your municipality actually support, and the marketing time that usually goes with it.
Home value review
Not a county average. Not an automated estimate built from six houses that are nothing like yours. A review priced from recent comparable sales in your municipality — Fair Lawn, Clifton, Nutley, Little Falls, or wherever you are — with the comparable addresses shown so you can check the work yourself.
What you receive
Most valuations hand you a single figure with no explanation, which is exactly as useful as no figure at all. This one shows the range, the comparable sales it came from, and what the same house would realistically do at three different asking prices.
There is no obligation to list, no requirement to meet, and I will follow up once. If the answer is that this is not the right year to sell, I will tell you that.
The part most sellers never see
What the recent sales in your municipality actually support, and the marketing time that usually goes with it.
What tends to happen to marketing time, buyer interest in the critical first days, and the eventual sale price.
The column that changes minds. Sellers work out the arithmetic themselves and nobody has to argue about price.
Process
Four steps. None of them commit you to anything, and none of them require you to sit through a listing presentation you did not ask for.
The form below, or a text to (973) 650-0291. The address is the only thing genuinely required.
Recent sales in your municipality, matched as closely as possible to your property type and size.
Usually within two to three business days, by email or on paper if you prefer.
A call or a visit, only if you want one. One follow-up, then nothing further unless you ask.
Request your review
Everything else on this form helps Aida make the review more accurate, but the address alone is enough to start.
A home value review is a broker's opinion prepared from comparable sales data. It is not an appraisal, and it is not a guarantee of sale price. A formal appraisal can only be prepared by a licensed New Jersey appraiser. Values are estimates, information is deemed reliable but not guaranteed, and market conditions change. Nothing on this page is an offer to buy or sell property, or tax, legal, or financial advice.
